Reporting to the area manager you will have responsibilities for housing officers & sheltered scheme managers and your team will be required to deliver an effective neighbourhood housing service across your specific geographical patch.

 As a housing manager you will be required to manage the team's efficient delivery of issues including but not limited to: rent arrears; debt recovery; ASB; managing empty homes & void turnarounds.

With a minimum qualification of HNC in building your days to day duties would include, but not limited to, project planning; managing contractors & consultancies; site H&S; customer / resident liaison.

You will ideally have experience of acting as a "client" project co-ordinator on refurbishment projects

This position is part time only. 20 hours per week. Based in Aberystwyth. The contract will run for up to 12 months.

Your duties would include:

• Developing and maintaining asbestos management systems & register.
• Developing and maintaining an on-line database and web based communication tool.
• Project managing asbestos contracts.
• Advising on design feasibility.

Ideally you will have the following:

• A good understanding of asbestos guidelines.
• A good understanding of construction health & safety procedures and CDM regs.
• Suitable asbestos qualifications.
• NEBOSH / NVQ3 Health & Safety

The organisation is looking to appoint someone as soon as possible into this post.

Ideally you will come from a social housing background, but experience of the private rented sector would also be considered.

If you have knowledge of tenancy agreements & housing benefits, this would be a great help.

Driving license and access to a vehicle is desirable.

An immediate start is available for the right candidate.

A key part of the role will be to promote the resident participation strategy that will ensure an ongoing culture of resident involvement with the organisation.

Ability to speak Welsh is desirable.

This is initially a three-month contact with the possibility a further three months.

Own car essential, with mileage paid by the organisation.

Welsh-speaking is desirable but not essential.
